1. The party will be about 10 people who are all close friends older than 18 in college including a couple females.

2. It will be hosted at a private residence most likely an apartment with living room near college campus in Berkeley, CA.

3. Most party guests do not have experience with strippers so I'm worried about people not tipping properly. They are all polite and well-mannered college students though so I'm not worried about any abusive behaviors.

I understand that stripping performances for parties usually fall into two categories: an extended session that includes a main striptease and optional party games and lap dances or a strip-o-gram that includes a short surprise for the guest of honor. I think the the latter would fit the scenario better since we don't want to get too messy. Would strippers doing strip-o-grams stay for a few extra lap dances if people are willing to tip?

I did some research online but most websites have nearly fake stock photos and fake reviews which is why I am asking for help here. I hope your suggestions do not count as advertisement for certain agencies.

Your other option is to visit some strip clubs in SF and see if you can recruit some of the talent there. You'll probably find that many will have a schedule conflict because it is very short notice (you are asking about this weekend) and it is the weekend.

I think you will have to make do with what you can find online. That's where I found a stripper for my brother's bachelor party. She had large fake boobs of course. She was OK looking. Typical stripper look. You will have to work fast and take what you can get because the weekend is coming up awfully fast. You may find that many will be completely booked up so beggars can't be too choosy.

If you've ever hired a stripper before, you should know that there is the basic agency fee and then there is a minimum amount the stripper expects to make in tips. The agency's website should explain everything. All of the attendees should be 18 or older (I think that is the minimum age). You didn't say if it was supposed to be a surprise or not but you should explain what is going to happen, how they should behave and about tipping. I don't know how a strip-o-gram is different than a regular show. For a bachelor or birthday party, the stripper will first concentrate on the guest of honor. Then she will give lap dances to the guests. The more they tip, the more fun everyone will have. If nobody is tipping, it will be a short and boring party and the girl will not be very happy you wasted her time. The party size is kind of small (10 people) so there would have to be a lot of tipping to keep the party going. A minimum of $20 each. But that won't last very long. One agency website recommended $50-$80 each (in 1's and 5's). Seeing that they are college kids, your responsibility as the host is to make sure everyone has a good time, behaves AND tips. You may have to give them tip money if they can't afford it (I did. I brought a wad of $1's just in case). The stripper may bring along a driver/bodyguard. If the stripper is not also a prostitute, don't expect anything beyond a lap dance and teasing.
